La escritura pública es el documento que el notario redacta, lee a las partes y autoriza con su firma y sello. El original permanece en el protocolo del notario y las partes reciben copias certificadas, que tienen pleno valor legal.A public deed (escritura pública) is the document the notary drafts, reads to the parties and authorizes with signature and seal. The original stays in the notary's protocol and the parties receive certified copies with full legal effect.
Muchos actos importantes en Puerto Rico requieren escritura: la compraventa o donación de un inmueble, la constitución de una hipoteca, la segregación o agrupación de fincas, las capitulaciones matrimoniales y otros. Cuando la escritura afecta una propiedad, normalmente se presenta luego en el Registro de la Propiedad.Many important acts in Puerto Rico require a deed: the sale or gift of real estate, a mortgage, the segregation or grouping of parcels, prenuptial agreements and more. When the deed affects a property, it is usually filed afterwards with the Property Registry.
